Built around the swing, not around a shed.

A simulator needs real physics: an 11-ft ceiling for a full driver swing, 15 ft of depth for camera launch monitors (18–20 ft for radar), a windowless hitting wall, blackout, acoustic treatment, a 240V circuit, and HVAC sized for a projector and four people. So we engineered one room and priced it once.

What “matched” actually means.

We photograph your house at the site visit — cladding, roof, trim, windows, paint codes if you have them — and design the pod from those, not from a catalog.

  • Exterior cladding — Hardie, board-and-batten, stone veneer, stucco, or brick to match.
  • Roof — form and pitch; composition, standing seam, or tile where the structure allows; color-matched.
  • Trim & details — fascia, soffit, and trim profiles; window style and grids; doors, lighting, and hardware.
  • Paint — your exact exterior codes.
  • Inside — our Pod Living standard: Level-4 smooth drywall, R15/R39 insulation, mini-split heat and AC. Interior upgrades available.

We prepare the architectural review package.

Your covenants can restrict what the city allows — so we read them first. Then we build the submittal most committees ask for, and design the exterior so “must match the primary residence” is an easy yes.

  • Site plan with setbacks, easements, and the pool or equipment pad.
  • Elevations of every side, drawn to match your home.
  • Materials & color board — cladding, roof, trim, and paint samples.
  • Roof spec, height, and contractor insurance — the pages they always ask for.
  • Timing — most reviews take 30–60 days; some approve in two weeks with a complete package. You submit (most HOAs require the owner); we prepare and attend when allowed.

Outside the City of Austin, HOA review is usually the main review — the permit step is lighter and faster.

Lakeway, Bee Cave & West Lake Hills
Their own building departments, and among the more thorough in the region: Lakeway permits essentially all new construction, including pool houses and casitas; West Lake Hills limits accessory dwellings to larger lots. Add HOA review in Rough Hollow or The Hills. We confirm the exact path for your address before design.
Cedar Park, Leander, Round Rock, Georgetown & Pflugerville
City permits for most accessory structures (Cedar Park and Pflugerville over 100 sq ft; Round Rock and Georgetown for all), with sealed drawings and a site plan. Predictable reviews — plus your HOA’s.
Unincorporated Travis, Williamson & Hays County
Little or no county building permit for accessory structures — the binding approvals are usually your HOA’s architectural review and, for anything with a bathroom on a septic lot, the county OSSF (septic) permit. Over the Edwards Aquifer recharge zone and in Dripping Springs’ ETJ, water-quality rules apply. Typically the fastest path.
Inside the City of Austin
A building permit for anything over 200 sq ft, with plumbing, over 15 ft tall, or in a flood hazard area — plus tree protection and a 45% impervious-cover cap that pools already use up. The slowest path; we budget for it. Permits, city by city →

Pod Custom, answered.

Will my HOA allow it?
Usually, with architectural review. Your covenants override city rules, so we read them first. Most committees want a site plan with setbacks, elevations, and materials and colors that match your house — we design to that and prepare the submittal. Reviews typically take 30–60 days.
Do I need a building permit?
Depends on your jurisdiction. Lakeway, Bee Cave, West Lake Hills, and the Williamson County cities permit most accessory structures; unincorporated Travis, Williamson, and Hays County mostly don’t, but any bathroom on a septic lot needs a county OSSF permit; inside the City of Austin it’s the 200 sq ft / plumbing rule. How long does it take?
Plan on 4–8 months from design to keys: design and HOA package in weeks 2–5, HOA review 30–60 days, permit where required, then 8–14 weeks of construction. A permit-exempt studio without a bathroom can be closer to 3–4 months.
Can you really match my stone, stucco, or roof?
Yes — cladding (Hardie, board-and-batten, stone veneer, stucco, brick), roof form and pitch, roof material and color, fascia and trim profiles, window style, and your exact paint codes. Stone, stucco, and specialty roofing are carried as allowances in your fixed-price contract, so you see the number before you sign.
How close to the pool can it go?
Decided at the free site assessment. We place the pool house to your setbacks, pool barrier code, and the electrical bonding distance from the water and equipment pad — and we check impervious cover first, because a pool has usually used up a lot of it.
Do you build pools too?

What does the $2,500 design + HOA package include?
Two design meetings, a concept plan, elevations matched to your home, a site plan, a materials board, a budget within ±10%, and the HOA architectural-review submittal set. It’s credited to your build — and yours to keep if you don’t proceed.
What size does a golf simulator room need to be?
Our Golf Simulator Studio is 14×24 ft with an 11-ft ceiling — the height for a full driver swing and the depth for camera-based (15 ft) or radar-based (18–20 ft) launch monitors — with a windowless hitting wall, blackout and acoustic treatment, and a 240V circuit. Simulator equipment is not included.
Can I rent the casita?
Long-term is usually fine; most HOAs restrict short-term rentals, and inside the City of Austin, ADUs built after 2015 are limited to 30 short-term-rental days a year. We design the casita for guests and family first — if rental income is the goal, Pod Living is the better fit.
I’m on septic — what changes?
Any bathroom means a county OSSF review and possibly a system upgrade. We scope it at the site assessment and carry it as a line item, not a surprise.
What’s the warranty?
The same as every Backyard Pod: 10-year structural, 2-year systems, 1-year workmanship.
